​BACKGROUND

Papeteries Pichon, a part of the Manutan Group since 2015, has decided to bring together its activity on a single site and modernise its order preparation tool.
On 6 hectares of land located for the most part in the commune of Veauche, but also in Andrézieux-Bouthéon and Saint-Bonnet-les-Oules, the new warehouse and offices are spread over 21,600 m².
Currently, 8,000 boxes are prepared every day and 42,000 order lines processed:  the new tool is intended to double this production.
THE PROJECT

The architectural quality of the proposition from OpenBox and the architectural firm XXL Atelier, has made it possible to mark the difference with Manutan, branded “Best Workplaces France 2018”: special attention has been paid to the buildings' design, particularly the offices and common areas, in order to meet the label's expectations.

The automation of the logistic chain was also an important stake: the wide variety of items, the numerous references and high seasonality make Papeteries Pichon's activity extremely specific. Teams from Papeteries Pichon, from Etyo (client's advisor) and from OpenBox worked together closely with Savoye, to integrate, right from building conception, automated solutions (storage and orders preparation). 

21,600 m² of warehouse and offices
  • 3,300 m² of offices and communal spaces including a common room for meals, a gym and a “university” promoting learning and knowledge, especially through personal development and leisure books.
  • 18,300 m² of warehouses, including a storage cell of 12,000 m²: one of the first in France! A new decree, published in April 2017, allows the surface area of storage cells to be doubled, capped up until now at 6,000 m².

OpenBox was responsible for filing for building permit and for registering the operating permit ICPE (Installation Classified for the Protection of the Environment).

The storage cells have been equipped by Savoye, engineer-integrator of global solutions for the Supply Chain:
  • Automated pallet storage system INTELIS Magmatic
  • Robotised solution for order preparation INTELIS PTS 

OpenBox was responsible for all the peripheral processes for these installations (electricity, lighting, sprinkler system, slad (dimensionning and planimetry)...).

Our company needed to anticipate growth: an increase in turnover, 12,000 references in stock today and 5,000 more in 2020, our working process has been entirely rethought. OpenBox was able to rapidly understand our needs and our company culture. Their first proposition met our expectations perfectly, we worked together in project mode to reach a global solution for building and processes.

VALUE
Collaboration and co-construction really made sense for this project, technically complex and with high stakes.
The teams from OpenBox, Etyo (assistant project owner), Savoye and Papeteries Pichon worked in project mode right from the start: regular meetings during the first six months made it possible to co-design a complete service solution, adjusted to the users' needs. The solutions proposed were co-constructed by taking into account technical, architectural, logistics, environmental and security constraints.
The ties made and trust established naturally led to the adoption of the Co Design&Build method for overall project management. Purchase prices are transparent, decisions are shared. Ultimately, the savings made between the agreed contract price and actual expenses has been shared on the basis of a certified accounting system.

On this project, the Co Design&Build method allows for client support with agility. In its design phase, OpenBox assumed their share of risk by investing time in the project without having formalised the Property Development Agreement. Several months of collaborative work meant that a complete solution was reached that satisfied all the client’s needs. ​
