Preliminary studies are non-binding at OpenBox !
For us, the client must remain the master of their project. This is the principle of Co Design&Build, invented by OpenBox. We support our clients from the inception of a project, prioritizing collaboration, transparency, and free, mutually agreed-upon decisions at every stage of the project!
The CEP, or preliminary study contract, is one of the tools in our approach. Its purpose is to verify the alignment between the intentions of the Project Owner and the constraints of the project. It allows, in particular, for establishing the project program, studying its feasibility, and creating the first sketches of the future building, whether industrial, commercial, or logistical.
It then leads to the submission of the building permit.
As part of this CEP, an estimate of the expected cost of the work and a project timeline are also produced. All these elements are discussed with complete transparency with the client, particularly the financial aspect, which details, among other things, the value of the work purchases and OpenBox's fees.
No commitment at the end of the preliminary studies!
At the end of this phase, several paths are available to the client:
- Either he negotiates directly with OpenBox a CPI (real estate promotion contract).
- Either he chooses to conduct a consultation for the construction and leaves himself the option to hire another contractor.
The CEP is particularly suited for client-users who are building for themselves. The CEP allows them to partner with an expert partner who works transparently to move the project forward while maintaining their freedom at the end of this initial phase. At every stage of this collaborative design, OpenBox will keep in mind the need to ultimately deliver the project with result-based commitments. The cost estimates and technical solutions are our responsibility.
As an example, after an initial design phase and the submission of a Building Permit, bioMérieux decided to open a consultation. At the end of this consultation, bioMérieux chose to entrust OpenBox with the construction of their 4700 m² multi-temperature logistics building in St-Vulbas (01).
Currently, 3 projects are in the design phase as part of a CEP:
- A manufacturing and storage plant for wood pellets in the East Region.
- A paper roll storage building in the Aquitaine region.
- A large-scale logistics platform in the South of France.
The CEP, an advantage for everyone This freedom and transparency given to our clients are important to OpenBox: they are part of our DNA and help create an atmosphere of trust. The CEP fits perfectly into the Co Design&Build offering. Today, OpenBox favors this type of contract because it creates stimulating working conditions for all parties and ultimately benefits the project. The client is assured that their needs are well understood and that the project will best meet their expectations by being present and involved throughout the design process. OpenBox's team members also see another benefit: they are involved in the entire value chain, with varied tasks that allow for more creativity, innovation, and greater proximity to the client. Of course, the trust established during the CEP benefits OpenBox when it comes time to choose the company. But this choice is made objectively, by people who already know us.
